Individual furnishings: In Brazil it is unusual to buy a new property with installed lighting, kitchen and bathroom units, cupboards and shelving. You will normally only receive a shell which you need to finish to live in. Our apartments will come with kitchen and bathroom units; cupboards, shelving and white goods ready for you to live in. We will also be offering a service of buying and installing the furnishings you require. Such items as air-conditioning; tables; chairs; beds; TVs; including installation of SKY and internet etc. may be ordered through us, so that your apartment is ready to live in or rent out from day one.

Rental Income: For those of you who want to receive the full return from your property we can organise and administrate the rental of the properties for you. In 2007 we managed to receive sufficient income to cover the annual condominium fees, utility bills, plus more.

Maintenance: Cleaning will be provided on a weekly basis and can be requested at any time to ensure your property is ready to rent or receive guests at any time. Maintenance of the apartments will be made part of a legal covenant to help protect the exterior facade and maintain the value of your property. John plans to be living in Brasil permanently, he has integrated into the Jeri "way of life" and is well known by many of the locals. If you decide to buy a property you can rest assured that John can and will manage your property on a daily basis.

Annual payments: There will be a service charge for maintenance and running of the apartments. The condominium fee, (estimated at R$400/mth), will be created to cover the costs of: 24hr concierge and security. Gardening and daily maintenance of communal areas. Cleaning services. Utility bills for communal areas, lighting, accountancy and household insurance. A reserve fund will be created to cover any emergency maintenance of apartments. The up keep of woodwork and general repairs will be carried out on an annual basis or more frequently if required.

Other features: Airport pick up and transfer on request. Windsurf hire & storage arranged on request. Jericoacoara tours. Massage, yoga, capoeira and Portuguese lessons organised at the condominium.
