Buying in Brazil

First of all decide on what you can afford to spend. After sales there have been no additional costs for any of our exisiting owners due to them receiving rental income. They even make some money, approx. 7% to 9% after expenses (condo fees, taxes etc). The capital growth is expected to be substantial with many beneficial factors, including strong currency; strong economy; great, new, safe holiday destination and improving transport services including a new airport approx. 40 minutes away.

What are the laws for buying property in Brazil? Foreigners are allowed to buy and own property in Brazil. This is not always the case for all other countries. The Brazilian Government has been encouraging foreign investment.

What do you need to do buy a property? All you need is proof of identity, your passport. With your passport and some other details we can obtain what is known as a CPF card. This is a unique, fiscal code rather like a national insurance number in the UK. The CPF number and passport is all you need to register property in Brazil. To obtain a CPF we are happy to assist you.

How can a foreigner buy and sell property in Brazil? All money entering Brazil is noted and referenced to your CPF and sales and purchase contract. The paper trail allows you sell and return your money back home with no taxes implied up to a value of R$ 500,000. You will also receive a freehold certificate registering your property and land with the local authorities.

Currency: A value can be set in any currency. The money arrives in Brazil and then is exchanged to Real. A fixed value can be set through companies such as MoneyCorp.

After sales: All the apartments are freehold: once you have paid the purchase price in full; title deeds are arranged with the Cartorio (Land Registry)as in the UK. The apartments and grounds make a condominium which are maintained by local staff. Regular cleaning and maintanence is essential to maintain the value of your property.

Guarantees: The builder is fully insured and registered. The builder provides a 5 year house protection insurance rather like NHBC in the UK.

Condominium: The properties are maintained by day and night staff. There is always someone around, someone to clean your apartment and to fix things. Gardening and pool cleaning; plus night time security are all provided through the condominium. Along with fire and theft insurance, accountanting, administration, and lots of smiles.
